Buying a home or condominium is one of the largest and most important purchases in most people's lives. My role in the process as your Realtor is to utilize our experience and resources to make everything easier for you.
 
First of all, I will take the time to determine what your housing needs are, and to really listen to your concerns. I will go over the features, location and price range of what would make an ideal home for you and your family. During this process, I will give you access to some of the excellent mortgage lenders I have dealt with in the past. You may want to take advantage of the very competitive rates and terms they offer. Having your mortgage financing set-up before we start looking is an important method of giving us a competitive edge when making an offer on a home. In addition, we won't waste any time looking at homes that are not affordable for you. Pre-qualifying for your mortgage will also allow you to take advantage of locking in the best interest rate, so that while we are looking you are protected from any rate increases.
 

Service that gets you in the door of that new listing 1st...

Keeping my clients informed about new listings hourly gives our buyers an edge over that buyer who is waiting for the weekly newspaper or searching by himself on mls.ca. It can be very frustrating when trying to find a home on your own - you might notice an open house and plan to see it on Sunday - but when Sunday comes along you show up only to find the open house has been cancelled because the home has sold. You might drive by a sign, get excited and call the real estate agent only to find that there is already a pending sale on the home. Or you might have thought you had a Realtor who was assisting you only to find out that you notice new listings before they do, or that you are missing out on homes.

 
My commitment to clients is that we check for new listings numerous times throughout the day. I can set up your search criteria on the computer to alert us as soon as a new listing comes out that matches your needs. I will then either email or call you with the details and be available to show you the home. However, I do not just rely on the mls system to find you a home - I can  check out private sales for you and often assist a buyer in purchasing a private sale or for sale by owner. I will also contact our vast Realtor network and sometimes hear of new listings before they come out.
 
RE/MAX River City has over 90 top producing Realtors working throughout the Edmonton, Sherwood Park, St. Albert and surrounding areas. I am paged immediately when a new listing is taken - this gives our buyers an additional advantage to get to new listings first. I also attend weekly networking meetings where we mention homes we are looking for and often come up with possible homes that are not even on the market. When all else fails, I have even cold called an area or condominium complex on behalf of a serious buyer.
 

Negotiating the Offer 

In a single offer situation I will research the history of the home, sales in the area and the motivation of the seller. After doing this, I will make some recommendations as to what our negotiating strategy should be - it is not always about price. All details that we discuss are confidential as I will be working for you as a buyer's agent. Sometimes buyer's are surprised when we recommend they start at a lower price than they had intended. My goal is simply to get the best price, terms and condition for you.
 
In the current Edmonton market we have an over supply of inventory so I am often able to negotiate quite a bit on the asking price - put my experience and first rate negotiating skills to work for you and you will definitely save money and make a good deal for you and your family. Experience helps me to write an offer that the seller and the listing agent will look upon favorably. My professionalism and reputation within the industry ensures that you are properly represented. Wrapping up all of the details...

My job is not done until all of the details are taken care of. My excellent organizational skills are called into service as I co-ordinate home inspections, financing, lawyers and a variety of other details - usually within very tight deadlines.  Always throughout this process my primary objective is that you are properly served. My basic philosophy in my business is that your best interests come first. If a home inspection turns up some nasty problem with a house that cannot be resolved, I do not want you to buy it. I look forward to an on-going future relationship with my clients and would never want them to purchase a home that they are unhappy with or that I would have a problem selling in the future. On possession date, if possible, I will meet you at the door to your new home and inspect it with you. In handing over the keys to your new home, I get the satisfaction of knowing that I have done the job you trusted me to do when we began. You get years to enjoy creating memories in your wonderful new home.
